Conduct an initial property inspection to assess and obtain the necessary information for management of your property and to determine fair market rent.
Advertise and show your property to prospective tenants. Screen only qualified applicants which includes income stability and employment verification, current and prior landlord references, and review of credit history.
We handle detailed documentation of with written move-in and move out inspections.
Collect monthly rents and maintain security deposit monies in an insured client trust account.
Provide periodic on-site property inspections to ensure resident is in compliance with their rental agreement and monitor your homes preventative maintenance needs.
We coordinate all necessary routine property maintenance.
Provide a detailed monthly operating statement (one month in arrears) that includes current month and YTD figures of all income and expenses by category.
We can make loan payments, utility, HOA, tax or insurance payments if funds are made available.
If you are local and just need help getting started. We do offer a One-Time rent-up service. This service includes the following:

Advertise your property.
Screen qualified applicants, this includes income and employment verification, current and prior landlord references, and credit checks.
Collect initial rent and security deposit monies.
Provide rental agreement and all pertinent documents for tenant’s signature.
Issue keys and conduct a detailed written move in inspection to document the condition of the home as they received it.
Provide you with a detailed statement of income and expenses, copy of lease agreement, applications, inspection reports, receipts, and monies within fourteen (14) working days of receipt.
You would continue your own monthly management duties directly with your tenant.
